Estate Vineyards in Keswick, VA

Set in the eastern foothills of the Southwest Mountains, Southwest Mountains Vineyards is rooted in one of Virginia’s most distinctive growing regions—the Monticello AVA. Just outside Charlottesville, our estate vineyards reflect a balance of elevation, climate, and soil that allows each vintage to speak clearly of time and place.

This is where our wines begin—shaped by the land, guided by restraint, and farmed with intention.

Our Vineyard Blocks

Our vineyards span three estate properties in Keswick, where rolling terrain, varied exposures, and well-draining soils create natural diversity across the site.

Each block is planted with purpose, matched to its specific conditions—from slope and sun exposure to soil composition and airflow. This level of detail allows us to grow varieties that are not only suited to Virginia, but expressive within it.

Vineyard Location & Terroir

Located in the eastern foothills of the Southwest Mountains, our vineyards benefit from:​

  • Elevation and slope that promote air movement and temperature regulation

  • Well-draining soils that encourage deep root systems

  • A moderate climate shaped by both mountain influence and mid-Atlantic weather patterns

This combination creates natural balance in the vines—allowing for steady ripening, preserved acidity, and layered complexity in the fruit. The result is a vineyard environment that consistently produces wines with structure, freshness, and a clear sense of place.

Our Varietals

Each varietal is carefully positioned to thrive within its microclimate, resulting in wines that are balanced, site-driven, and distinctly Monticello.

PETIT MANSENG

Petit Manseng thrives in Virginia’s climate, and at SMV it’s shaped to balance richness with acidity. Concentrated stone fruit and honeyed notes are carried by a bright, structured finish—resulting in a wine that feels both textured and precise.

What is the Monticello AVA?

The Monticello AVA is one of Virginia’s most recognized wine regions, centered around Charlottesville and defined by its diverse topography and growing conditions.

Unlike flatter wine regions, the Monticello AVA is characterized by:

Rolling hills and varied elevations

A mix of clay, loam, and rocky soils

A climate that allows for both ripeness and restraint

These conditions make it especially well-suited for varietals like Cabernet Franc and Viognier, which have become benchmarks for the region. At Southwest Mountains Vineyards, our estate sits within one of the AVA’s most compelling pockets—where site and season consistently align to produce expressive, terroir-driven wines.
